We offer various levels of service to accommodate the differing needs of our clients ranging from an introductory Tenant Find Only service for the more experienced Landlord to a Fully Managed service for complete peace of mind. This ensures that every aspect of the letting process is dealt with efficiently and cost effectively on your behalf. Our staff have been chosen and trained to ensure that all of your letting requirements are handled with care. We are always available for ongoing professional advice.
We offer two services to Landlords and the fees are as follows (including VAT)
Letting Management The fee for this is a first month’s charge of £168 (or 12% of one month’s rent whichever is the higher), followed by 12% of the rent due from Month 2 onward. Fees are deducted on a monthly basis from the rent collected.
Tenant Find The fee for this is 72% of one month’s rent. The fee is deducted from the first month’s rent collected. Subject to minimum fee of £330.
We will assess the potential rental value in the current market conditions with you and will discuss with you the process of letting. We will also agree with you the terms on which the property will be marketed including any restrictions such as pets, children etc. We will advise you that you must obtain permission from your lender if the property has a mortgage. We can help you obtain an Energy Performance Certificate and a Gas Safety Certificate and can offer advice regarding any other current safety legislation that may apply. We will collect a deposit before a tenancy agreement is signed and will register the deposit under the Tenancy Deposit Scheme with The Dispute Service (TDS). Clients money is protected by the RICS: the rules of the scheme can be found on the RICS website. We are members of The Property Redress Scheme. Renting a property through Redferns of Sidmouth is extremely straightforward. Our aim is to ensure that finding a home is simple and as trouble-free as possible. We understand that although the rental market is thriving, tenants will often experience difficulties in locating their ideal property. Our marketing is extensive and we try to find the ideal property for you in the right area at a price you can afford. We can give you information on local schools and amenities and our experienced staff are always on hand, at every step of the way, to help to guide you through the process.
Applicants can register on-line and we can be contacted by e-mail and telephone. You can see the properties that are available on our website and by calling into our High Street offices. Viewings can be easily arranged through our friendly staff.
When you have found a property that is suitable, we will need you to fill in an application form, which can be collected from our office or can be e-mailed to you.
Redferns of Sidmouth is a Regulated by the Royal Institution of Chartered Surveyors and tenants’ deposits are held in a non interest earning Clients Account which is regulated and monitored by the RICS. Clients money is protected by the RICS: the rules of the scheme can be found on the RICS website. We are members of The Property Redress Scheme. Tenants’ deposits are protected under the Tenancy Deposit Scheme with The Dispute Service (TDS).

Default fee for late payment of rent: Chargeable from 14 days arrears calculated on the interest at 3% above Bank of England base rate on the late payment of rent for each day that the payment is outstanding.
Loss of a key or other security device: Landlords and letting agents can charge a tenant a fee to cover the cost of replacing the lost key or security device (eg fob, electronic device for garage doors security gates).
Payment on variation, assignment or novation of a tenancy: When a tenant has requested it, landlords and letting agents can charge to vary, assign or replace a tenancy. Fee charge £50 (including VAT) or reasonable costs if higher
Payment for early termination of the tenancy: When a tenant has requested it, landlords and letting agents can charge an early termination fee, which is capped at the landlord’s loss or agent’s reasonable costs incurred.
